The Jefferson Trust Bank Building (Hoboken, NJ)
In the early 1980's, the Company renovated the historic Jefferson Trust Bank Building in Hoboken, NJ. This 100 year old structure was placed on the National Historic Register as part of a tax credit program encouraging the adaptive re-use of our nation's historic structures. Using income gained by their real estate projects in the immediate area, Hoboken Brownstone Company meticulously renovated the space from the original La Farge stained glass dome to the gold leaf paint trim details on the walls and ceiling. This space was then made available to civic organizations for meetings, gatherings, fashion shows, theatrical organizations and art groups hosting an array of cultural events.
The City of Hoboken Public Park (Hoboken, NJ)
The developer's largest development in Hoboken, NJ was a 1.9 million square foot mixed use project on a 24 acre site. During the outreach process at the beginning of the development of the former Maxwell House Coffee Factory, the developers solicited input from the most proactive community interest groups in the city. The results of their involvement were tremendous. The 6 1/2 acre property and 10 acres of water included a peninsula that was used to park trucks, a platform that had 90 foot tall silos to store coffee beans, and pier covered with a 500 foot long warehouse. Out of this under-used area came a design for the largest public park in the city of Hoboken; including a boat launch, playing fields, a fishing pier, a children's playground and a dog run. The entire edge of the park along the river bank is to be finished with a walking path partially paid for by an $8.6 million dollar Federal Grant. The most innovative and exciting part of the presentation to the community was the renovation of a natural sand beach on the property into what has become one of the most popular waterfront attractions in the city. Adjacent to this beach, HBC planned for a replica of the original NY Yacht Club boat house that had been built on this very site in 1846. The Yacht Club has been built and along with the entire park will be donated to the city of Hoboken for summer recreation programs, kayaking, canoeing and teaching the historical tradition of the area.
Van Leer Park (Jersey City, NJ)
At the Van Leer Chocolate Factory project, a 438 unit mid-rise condominium development in downtown Jersey City, the developers have created the 1.5 acre Van Leer Park. It will include a children's play area, a nature preserve and a dog run and will be open to the public as a Jersey City park. The project also involves an adjacent city property that houses sewage tide gates. This building will be demolished, the equipment put under ground and the property improved for another recreational area. Additionally in this neighborhood, the Company was successful in obtaining a $4.6 million dollar earmark from the Federal Highway Transportation Fund to transform an abandoned railroad track. The earmark will be used to create a link from the new park to the 2nd St. light rail station stop one half mile away. This linear park will provide pedestrian access for the entire neighborhood to the closest mass transit facility where rail service is available to the ferries and subways to Manhattan as well as to commercial and retail locations up and down the Gold Coast.
Neighborhood Association (Philadelphia, PA)
Here in Philadelphia, Hoboken Brownstone Company has worked with the Northern Liberties Neighborhood Association (NLNA) and signed a development agreement with this community group which lead to their full support of a 1,100 unit high rise project. The amenities and benefits developed with the NLNA included restoration of a row of 1790's townhouses which had been previously scheduled for demolition, creation of a 1.5 acre public park and creation of 55 units of affordable housing. The project also included the development of an office and meeting space for the association itself.
Awards
Hoboken Brownstone Company is proud to have achieved merit from the Hoboken Historic Commission on two of its new construction projects. 60-68 Jefferson Street and 90-92 Madison Street, both received Historic Preservation Awards; the first and second new construction projects ever awarded these certificates. These awards validated the developer's commitment to developing architecturally pleasing and historically contextual projects that have become the hallmark of their design philosophy.

WHO WE ARE
George Vallone
In addition to being a founder of the Hoboken Brownstone Company, George Vallone is also the President of Our House Inc., a non-profit organization that builds and operates housing for the developmentally disabled. In addition to housing, Our House Inc. also provides job training for disabled individuals who still live with their families. George is also an active member of the Rutgers Graduate School of Business where he serves on the Financial Advisory Committee. Here, he works to coordinate opportunities for graduate business students to participate in company sponsored internships and mentoring positions. As a member of the Information Management Network speaker's bureau, George has spoken all over the country on real estate development and financial topics, entrepreneurship, and Brownfield redevelopment topics. George Vallone frequently participates in furniture and clothing drives for St. Lucy's Shelter in Jersey City for their AIDS hospice project, and has personally delivered 80,000 pounds of relief supplies donated by the people of Hoboken to the victims of the Hurricane Katrina flood.
Daniel Gans
In addition to being a co-founder of the Hoboken Brownstone Company, Daniel Gans has also been involved over the years with a various array of real estate boards, non-profit organizations and cultural programs. Daniel has been a board member of the Hudson School in Hoboken for 20 years. His efforts helped the school purchase and build a new school. The highly regarded academic standard draws students from all over Northern New Jersey and New York City. He has been on the board of directors of the Hoboken Museum for 5 years, the museum is actively involved in preserving and displaying artifacts from Hoboken's 300 years of history. As a board member Daniel is currently negotiating with a private developer to open up a second museum facility in a growing area of the community. Daniel is a board member of The Mile Square Theatre Company and sits on the advisory committee to the Hoboken Arts Center. He was instrumental in the restoration of the United Synagogue of Hoboken and the building of the school adjacent to that property. Daniel was chairman of the non-profit Hoboken Advantage for six years; an organization funded with public monies. The organization was responsible for low interest rate loans to local businesses and the use of grants for street and sidewalk improvements including trees, paving and lighting. The organization sponsored numerous community events ranging from street fairs to art exhibits. Mr. Gans also sat on the real estate and construction board of ORT for 10 years where he was involved with programs that brought technical training and career opportunities to young people in the United States and abroad.
